I am looking for a software that could manage customers as a buyers and sellers in a real estate business, could the OpenOffice be functional enough to provide possibilities as the part of Microsoft Office "Access"?
As of now, there is no database software in OpenOffice. StarOffice does have a database program, it is not, however, ported to the Mac yet. Depending on how you are running your database, you may be able to use Calc (the OO.o excell program).
Some of your other options would be something like MySQL, which is more stable that Access, but has no native front end. For that there are some programs floating around (i can look later when i am not at work) or even options such as PHP and/or Perl.
If you were just storing contact information, you can use your Address book and then made groups "buyer" and "seller" to distinguish between the two.

The database frontend component that's included with StarOffice is definitely in OpenOffice.org...but by default OOo doesn't include it's own database backend. If you can get something like MySQL set up or another database for which there are JDBC/ODBC drivers like Jake mentioned, you should be able to make basic query forms in the OOo database frontend and integrate database queries into spreadsheets and other documents.
StarOffice ships with a single-user license for the Adabase database:
which is closed source and won't ever be a part of OOo But MySQL is standard on MacOS X Server and it's fairly straightforward to install on Client as well. It's a GPL licensed database.
